It is important that when you clean them, that you clean the tracks with hot water. Do not ever clean them with a lubricant because the wheels will try to slide instead of roll. 

Moving Parts

Each garage door is a little bit different but there are going to be parts that you will want to lubricate each month. The chain needs to be slightly lubricated, and parts of the engine will also need to be lubricated. It is important that you do in fact lubricate these parts to keep your garage door working properly. Many people forget that a garage door runs from many moving parts that all need to be well oiled.
